NOTICE OF PUBLIC MEETINGS
COMMITTEE OF ADJUSTMENT/ COUNCIL

NOTICE IS HEREBY GIVEN that the following applications under Section 45 and Section 53 of the Planning Act will be heard by the Committee of Adjustment / Council on October 2nd, 2018 at 7:00 p.m. at the Hastings Civic Centre, 6 Albert Street East, Hastings / Municipality of Trent Hills:

1. Severance Consent Application B34/2018
Concession 4, Part of Lot 18, 110 Greenly Road, Percy Ward
The application proposes to create one (1) new parcel, being approximately 6 acres (vacant land) from approximately 77 acres, for residential building purposes.  The retained portion contains the existing residential dwelling.  Zoning Amendment Application C26/2018 has been submitted in conjunction with this application.

2. Severance Consent Application B35/2018
96 Front Street North (existing residential dwelling) - split from
100 Front Street North (existing residential dwelling) - merge to
Former Town of Campbellford
The application proposes to sever one (1) parcel from 96 Front Street N. The severed parcel will serve as a lot addition and merge to the adjacent lands located at 100 Front Street N. 

3. Severance Consent Applications B36/2018 and B37/2018
Concession 9, Part of Lot 11, 226 Richardson Road, Percy Ward
Severance Consent application B36/2018 proposes to create one (1) new parcel, being approximately 8.38 acres (vacant land), for residential building purposes. Severance Consent application B37/2018 proposes to create one (1) new parcel, being approximately 4.59 acres (vacant land), for residential building purposes. The retained portion, being approximately 13.29 acres, contains the existing residential dwelling. Zoning Amendment Application C28/2018 has been submitted in conjunction with this application.

4. Minor Variance Application A02/2018
2464 Burnbrae Road, Seymour Ward
The application will permit the construction of a detached accessory building, and allow it to exceed the maximum height of 5 metres (16.40 feet).  The plans as submitted detail the height of the proposed structure to be approximately 6.68 metres (21.9 feet), as being the average measured from grade to mid-point of the roof.

The following applications will be heard by Council, following and upon the completion of the Committee of Adjustment meeting noted above.

1. Rezoning Application C20/2018
Part of Lots 11, 12 and 13, Concession 13, and Part of Lot 12, Concession 14, Nappan Island
Official Plan Amendment No. 6 was approved on April 5, 2016 permitting the development of residential lots, a local commercial lot and to protect environmentally sensitive lands on the subject lands.   A Public Meeting was held December 5, 2017 for the Draft Plan of Subdivision SB01/2017, and subsequently approved with conditions on August 7, 2018.  In accordance with the Conditions of Draft Plan of Subdivision Application SB01/2017, this zoning amendment application proposes to rezone the subject lands, being approximately 315 acres in size, from Rural, Environmental Protection and Environmentally Sensitive, as follows:

  • Rural Residential Exception, in which the Exception to the Rural Residential Zone will acknowledge the parcels with a reduced lot frontage less than 30 metres (98.5 feet);
  • Determination of the proper Commercial Zoning for the lot set aside in Phase 2 of the subdivision for commercial use.  The Zoning for this lot will contain a Holding Provision.  The removal of the Holding Provision will be considered when Phase 2 is developed;
  • Environmental Protection as proposed, is to include a buffer around the Environmental Protection lands, and will consist of lands included under the Conservation Easement. 
2. Rezoning Application C26/2018
Concession 4, Part of Lot 18, 110 Greenly Road, Percy Ward
The purpose of the proposed Zoning By-Law Amendment is to recognize the creation of one new parcel, being the severed portion of Severance Consent B34/2018, in an approximate size of 6 acres (vacant land).  The current zoning of the subject lands is Rural, Agricultural, Environmental Protection and Environmentally Sensitive.  The proposed zoning for the severed portion will be Rural Residential, Environmental Protection and Environmentally Sensitive.  The zoning for the retained portion will remain, Rural, Agricultural, Environmental Protection and Environmentally Sensitive.  All Environmental Protection and Environmentally Sensitive zoning will remain in place.

3. Rezoning Application C27/2018
Concession 4, Part Lot 13, Humphries Road, Percy Ward
The purpose of the proposed Zoning By-Law amendment is to recognize the area of one existing parcel, being 1.22 acres, for residential building purposes. The current zoning of the subject land is Rural (RU), Environmental Protection (EP), and Environmentally Sensitive (ES). The proposed zoning will be Special Rural Residential (SRR).

4. Rezoning Application C28/2018
Concession 9, Part of Lot 11, 226 Richardson Road, Percy Ward
The purpose of the proposed Zoning By-Law Amendment is to recognize the creation of two new parcels, being the severed portions of Severance Consent Applications B36/2018 and B37/2018, in an approximate size of 8.38 acres and 4.59 acres (vacant land).  The current zoning of the subject lands is Rural, Environmental Protection and Environmentally Sensitive.  The proposed zoning for the severed portions will be Rural Residential, Environmental Protection and Environmentally Sensitive.  The zoning for the retained portion will remain Rural and Environmentally Sensitive.  All Environmental Protection and Environmentally Sensitive zoning will remain in place.

ANY PERSON may attend the public meeting and/or make written or verbal representation, either in support of, or in opposition to, the application.  Written submissions can be made to the Clerk of the Municipality.
