NOTICE OF PUBLIC MEETINGS
COMMITTEE OF ADJUSTMENT/ COUNCIL

NOTICE IS HEREBY GIVEN that the following applications under Section 45 and Section 53 of the Planning Act will be heard by the Committee of Adjustment / Council on November 6th, 2018 at 7:00 p.m. at the Hastings Civic Centre, 6 Albert Street East, Hastings / Municipality of Trent Hills:

1. Consent Application B18/2017 (Recirculation further to the August 7, 2017 meeting)
Concession 8, Part Lot 25, 2261 County Road 38, Former Seymour Ward
The application proposes to create one (1) new parcel, being approximately 10 acres (vacant land), from approximately 99 acres, for residential building purposes.  The retained portion contains the existing residential dwelling and outbuildings.

2. Severance Consent Application B32/2017 (deferred from October 3, 2017)
Concession 12, Part Lot 18, 2910 12th Line East, Former Seymour Ward
The application proposes to create one (1) new parcel, being approximately 41 acres (vacant land), from approximately 48.39 acres, for residential building purposes. The retained portion contains the existing residential dwelling.

3. Severance Consent Application B33/2017 (deferred from October 3, 2017)
Concession 12, Part Lot 18, 2910 12th Line East, Former Seymour Ward
The application proposes to create one (1) new parcel, being approximately 1.61 acres (vacant land), from approximately 4.18 acres, for residential building purposes. The retained portion contains the existing residential dwelling.

4. Consent Application B29/2018
227 B County Road 35 (with existing residential dwelling), Former Percy Ward
The application proposes to sever one (1) parcel, being approximately 22 acres (vacant land), being severed from 227 B County Road 35. The severed parcel will be eligible for a residential building permit, outside of the Prime Agricultural designation. Site Plan Approval will apply to any proposed residential development.  Zoning Amendment Application C29/2018 has been submitted in conjunction with this application. 

5. Severance Consent Application B40/2018
Concession 3, Part Lot 14, Banta Road (split from) / 170 Banta Road (merge to)
Former Percy Ward. 
The application proposes to sever one (1) parcel, being approximately 1.15 acres (vacant land) from Concession 3, Part Lot 14, Banta Road. The severed parcel will serve as a lot addition and merge to the adjacent lands located at 170 Banta Road.

6. Severance Consent Application B41/2018
724C Crowe River Road (split from) / 724B Crowe River Road (merge to)
Former Seymour Ward
The application proposes to sever one (1) parcel, being approximately 330 feet frontage x 345 feet deep, 2.25 acres (cottage/boat house), being severed from 724C Crowe River Rd. The severed parcel will serve as a lot addition and merge to the adjacent lands located at 724B Crowe River Road.

7. Severance Consent Application B44/2018
Concession 6, Part Lot 7 and 8 (vacant land)Former Seymour Ward
Further to Consent Application B18/2018, as approved June 5, 2008, the solicitors identified that Concession 6 Part Lot 7 and Concession 6 Part Lot 8 were merged. The application proposes to sever one (1) parcel, being approximately 97 acres, being severed from 658 6th Line West. The purpose of the application is to create two separate parcels, which have merged in title under the name of the applicant.

8. Consent Application B46/2018
Concession 1, Part Lot 21, 2nd Line East (vacant land), Former Seymour Ward. 
The application proposes to sever one (1) parcel, being approximately 3.0 acres, being severed from Concession 1, Part Lot 21, 2nd Line. The retained portion will be approximately 2.0 acres.

9. Consent Application B47/2018
Concession 13, Part of Lot 10, 320 South Shores Road, former Seymour Ward
The application proposes to create one (1) new parcel, being approximately 0.02 acres (vacant land). The retained portion contains an existing residential dwelling. The subject parcel will currently remain as a separate, undevelopable parcel. Further Planning Act applications (Severance, Zoning Amendment and Road Allowance) will be processed in the future, with respect to 322 South Shores Road. Pending their approval, the subject severed parcel, will merge to the adjacent lands.

10. Minor Variance Application A03/2018
66 Concession 8 East, Former Percy Ward
The application is to seek relief from the Zoning By-law to permit the construction of a new residential dwelling on the subject lands, with a reduced setback to the livestock barn on the adjacent lands to the east.  In accordance with OMAFRA / Minimum Distance Separation (MDS), a minimum setback of 613 feet was identified (as measured from the closest edge of a barn that houses livestock, to the closest edge of the proposed residential dwelling).  The application proposes to reduce the required setback from 613 feet to 500 feet.

The following applications will be heard by Council, following and upon the completion of the Committee of Adjustment meeting noted above.

1. Rezoning Application C29/2018
227 B County Road 35, Percy Ward
The purpose of the proposed Zoning By-Law Amendment is to recognize the creation of one new parcel, being the severed portion of Severance Consent B29/2018, in an approximate size of 22 acres (vacant land). The current zoning of the subject lands is Agricultural, Environmental Protection and Environmentally Sensitive.  The proposed zoning for the severed portion will be Agricultural Exception, Environmental Protection and Environmentally Sensitive. The exception to the Agricultural zone will acknowledge the potential of eligibility for a residential building permit, outside of the Prime Agricultural designation, on condition of Site Plan Approval. The current zoning for the retained portion is Agricultural, Rural, Environmental Protection and Environmentally Sensitive. The proposed zoning of the retained portion will be Agricultural, Rural Exception, Environmental Protection and Environmentally Sensitive. The exception to the rural zone will acknowledge the reduced lot frontage within the rural zone. All Environmental Protection and Environmentally Sensitive zoning will remain in place.
