Plan of Subdivision SB01/2021 and Zoning Amendment Application C29/2021 - Zahavy Holdings Inc., / Corbett Land Strategies

An application for a vacant land subdivision has been received.  The purpose of the application is intended for the development of 97 townhouse dwellings and 3 apartment buildings.  Only a portion of the subject lands are to be developed, due to the significant grade change and to protect the existing wetland and creek located at the west portion of the lands.  The lands to be developed will have an area of 60,772.9 square metres (6.08 hectares / 15.02 acres).

The attached conceptual plan demonstrates the potential density yield of the proposed subdivision development (97 townhouse dwelling units and 3 apartment buildings).  The three lots intended for the apartment buildings are intended to accommodate four storey apartment buildings with a total of 108 apartment units.  The proposed development will result in a gross density of 22.3 units per hectare.  A  proposed park is located at the northwest corner of the site with an area of approximately 3,635.6 square metres (0.36 hectares).

The development will be accessed by way of extending New Street internally to the site, to allow for traffic circulation. 

The current zoning of the subject lands is Development and Environmental Protection.  The proposed zoning for the subject lands is Residential Type 3 to permit Townhouse Dwelling Units and Apartment Buildings.  All Environmental Protection Zoning will remain in place.

The initial Public Meeting is held in accordance with the requirements of the Municipal Act. The purpose of the meeting is for Council Members to formally hear and receive public and agency comments. The intent of this statutory Public Meeting is to receive public feedback and incorporate it into a recommendation report from Staff. No decision will be made during this meeting.
