Plan of Subdivision SB02/2021 and Zoning Amendment Application C31/2021 - Batavia Developments Inc. / 2077412 Ontario Inc. / 2084026 Ontario Inc. / Tulloch Engineering

An application for a vacant land subdivision has been received.  The purpose of the application is intended for the development of a 48-lot residential plan of subdivision for single detached dwellings.    The lands to be developed will have an area of approximately 3.1 hectares / 7.66 acres.

The proposed development would result in a total of 48 lots, with 3 lots fronting onto the south side of Water Street; 4 lots on the north side of Darnley Street, 14 lots on the south side of Darnley Street; with the balance of 27 lots fronting onto a new street connecting Darnley and Church Streets.

The current zoning of the subject lands is Development.  The proposed zoning for the subject lands is Residential Type 1 Exception to permit single family detached dwellings. The exception to the Residential 1 Zoning, would acknowledge the following:

Site specific relief to reduce the minimum lot area on one (1) lot from 450 square metres to 439 square metres; and to reduce the frontage on twelve (12) lots from 15 metres to no less than 12.7 metres (as per the Draft Plan of Subdivision attached).

The initial Public Meeting is held in accordance with the requirements of the Municipal Act. The purpose of the meeting is for Council Members to formally hear and receive public and agency comments. The intent of this statutory Public Meeting is to receive public feedback and incorporate it into a recommendation report from Staff. No decision will be made during this meeting.
