Notice of Public Hearing: October 1st, 2024

In accordance with the requirements of the Planning Act, A Public Hearing must be held for each complete Planning Application in order for Council Members to formally hear and receive public and agency comments. The intent of this statutory Pubic Hearing is to receive public feedback and incorporate it into a recommendation report from Planning Staff. There will be no decision made during the Public Hearing to be held on October 1st, 2024 at 6 p.m.

All applications presented at this Public Hearing have been deemed complete by the Municipality's Planning Department.

Zoning By-law Amendments

In accordance with the Planning Act, notice of a complete Zoning By-law Amendment Application must be given at least twenty (20) days before the scheduled Public Hearing.

Three (3) Zoning By-law Amendments will be presented at the scheduled Public Hearing:

  1. Zoning Amendment Application C16 2024, Notice Of Public Meeting (Bruce And Jennifer Fry)
    Zoning By-law Amendment C16/2024 is subsequent to Severance Consent Applications B24/2024 and B25/2024, the details of which can be found in the following section. The purpose and effect of the proposed Zoning By-law Amendment is to recognize creation of two (2) new parcels, being approximately 0.925 hectares (2.29 acres) of vacant land. The proposed zoning for Severance Consent Applications B24/2024 and B25/2024 will be the Rural Residential (RR) Zone.
  2. Zoning Amendment Application C17 2024, Notice Of Public Meeting (Derek Woodcock And Karen Finn)
    Zoning By-law Amendment C17/2024 is subsequent to Severance Consent Applications B26/2024 and B27/2024, the details of which can be found in the following section. The purpose and effect of the proposed Zoning By-law Amendment is to recognize the creation of two (2) new parcels, being approximately 0.96 hectares (2.38 acres) and approximately 0.82 hectares (2.02 acres) respectively, of vacant land. The proposed zoning for Severance Consent Applications B26/2024 and B27/2024 will be the Rural Residential (RR) Zone. All Environmental Protection (EP) and Environmentally Sensitive (ES) Zoning will remain in place.
  3. Zoning Amendment Application C18 2024 Notice Of Public Hearing (Sunny Life Properties)
    Zoning By-law Amendment C18/2024 is subsequent to Severance Consent Applications B28/2024, the details of which can be found in the following section. The purpose and effect of the proposed Zoning By-law is to recognize the creation of one (1) new parcel, being approximately 1.2 hectares (2.96 acres of vacant land). The proposed zoning for Severance Consent Application B28/2024 will be the Residential Type 3 Exception No. 87 (R3-TH-105-87). Notwithstanding any provision of By-law No. 2010-105, as amended, on the lands within the Residential Type 3 Exception No. 87 (TH-105-87) Zone, the following special provision shall apply:
    a) Maximum Height of Buildings (metres) ............................................................ 15 metres
    The Zoning By-law Amendment is to support the development of a 78-80 unit, 3 storey, four level apartment building on the subject lands. The Trent Hills Official Plan supports a maximum height of 5 storeys, allowing Planning Staff to consider taller apartment buildings on a case-by-case basis.

Severance Consent Applications

In accordance with the Planning Act, notice of a complete Severance Consent Application must be given at least fourteen (14) days before the scheduled Public Hearing.

Five total (5) Severance Consent Applications will be presented at the scheduled Public Hearing. Severance Consent Applications that originate from the same parcel of land have been consolidated to reduce repetition.

  1. Severance Consent Applications B24 2024 And B25 2024, Notice Of Public Hearing (Bruce And Jennifer Fry)
    Severance Consent Application B24/2024 proposes to create one new parcel, being approximately 0.925 hectares / 2.29 acres of vacant land, for residential building purposes. Severance Consent Application B25/2025 proposes to create one new parcel, being approximately 0.925 hectares / 2.29 acres of vacant land, for residential building purposes. The retained portion, being approximately 18.38 hectares / 45.42 acres, contains the existing residential dwelling. Zoning Amendment Application C16/2024 has been submitted in conjunction with this application.
  2. Severance Consent Applications B26 2024 And B27 2024, Notice Of Public Hearing (Derek Woodcock And Karen Finn)
    Severance Consent Application B26/2024 proposes to create one new parcel, being approximately 0.96 hectares / 2.38 acres of vacant land, for residential building purposes. Severance Consent Application B27/2024 proposes to create one new parcel, being approximately 0.82 hectares / 2.02 acres of vacant land, for residential building purposes. The retained portion, being approximately 17.91 hectares / 44.26 acres, contains the existing residential dwelling and outbuildings. Zoning Amendment Application C17/2024 has been submitted in conjunction with this application.
  3. Severance Consent Application B28 2024, Notice Of Public Hearing (Sunny Life Properties)
    Further to draft approved Subdivision SB01/2016, Severance Consent Application B28/2024 proposes to create one new parcel, being approximately 1.2 hectares / 2.96 acres of vacant land. The subject lands would support the construction of a three storey / four level residential building containing 78 - 80 units, serviced by municipal water and municipal sewer. The retained portion, being approximately 3.91 hectares (9.66 acres) is vacant land, subject to draft approved Subdivision SB01/2016. Zoning Amendment Application C18/2024 has been submitted in conjunction with this application.
