Notice of Public Hearing: September 3rd, 2024

In accordance with the requirements of the Planning Act, A Public Hearing must be held for each complete Planning Application in order for Council Members to formally hear and receive public and agency comments. The intent of this statutory Pubic Hearing is to receive public feedback and incorporate it into a recommendation report from Planning Staff. There will be no decision made during the Public Hearing to be held on September 3rd, 2024 at 6 p.m.

All applications presented at this Public Hearing have been deemed complete by the Municipality's Planning Department.

Zoning By-law Amendments

In accordance with the Planning Act, notice of a complete Zoning By-law Amendment Application must be given at least twenty (20) days before the scheduled Public Hearing.

Four (4) Zoning By-law Amendments will be presented at the scheduled Public Hearing:

  1. C12 2024, Notice Of Public Meeting (William Thompson)
    Zoning By-law Amendment C12/2024 is subsequent to Severance Consent Application B19/2024, the details of which can be found in the following section. The purpose and effect of the proposed Zoning By-law Amendment is to recognize the creation of one (1) new parcel, being approximately 2.14 hectares (5.3 acres) of vacant land. The proposed zoning for Severance Consent Application B19/2024 will be the Rural Residential (RR) Zone. 
  2. C13 2024, Notice Of Public Meeting (Sunny Life Properties)
    Zoning By-law Amendment C13/2024 is subsequent to Severance Consent Application B20/2024, the details of which can be found in the following section. The purpose and effect of the proposed Zoning By-law Amendment is to recognize the creation of one (1) new parcel, being approximately 1.62 hectares (4 acres) of vacant land. The proposed zoning for Severance Consent Application B20/2024 will be the Shoreline Residential (SR) and Environmental Protection (EP) Zones. 
  3. C14 2024, Notice Of Public Meeting (Sunny Life Properties)
    Zoning By-law Amendment C14/2024 is subsequent to Severance Consent Application B21/2024, the details of which can be found in the following section. The purpose and effect of the proposed Zoning By-law Amendment is to recognize the creation of one (1) new parcel, being approximately 0.81 hectares (2 acres) of vacant land. The proposed zoning for Severance Consent Application B21/2024 will be the Rural Residential (RR) Zone.
  4. C15 2024, Notice Of Public Meeting (James Steele, Leah Steele, Ken Nicholson)
    The purpose and effect of the proposed Zoning By-law Amendment C15/2024 is to recognize the area of one existing parcel, being approximately 6.86 acres (with an existing residential dwelling and outbuildings). The application proposes to rezone the subject property from the Development (D) Zone, to the Residential 3 (R3) Zone. The Residential 3 (R3) Zone will support future residential growth, to be serviced by municipal water and municipal sewer.

Severance Consent Applications

In accordance with the Planning Act, notice of a complete Severance Consent Application must be given at least fourteen (14) days before the scheduled Public Hearing.

Three (3) Severance Consent Applications will be presented at the scheduled Public Hearing:

  1. B19 2024, Notice Of Public Hearing (William Thompson)
    Severance Consent Application B19/2024, proposes to create one (1) new parcel, being approximately 2.14 hectares (5.3 acres) of vacant land that will merge to the parcel to the south, which creates an overall parcel of 2.44 hectares (6.02 acres) for residential building purposes. Zoning Amendment Application C12/2024 was submitted in conjunction with this application.
  2. B20 2024, Notice Of Public Hearing (Sunny Life Properties)
    Severance Consent Application B20/2024 proposes to create one new parcel, being approximately 1.62 hectares (4 acres) of vacant land for residential building purposes. Zoning Amendment Application C13/2024 was submitted in conjunction with this application.
  3. B21 2024, Notice Of Public Hearing (Sunny Life Properties)
    Severance Consent Application B21/2024 proposes to create one new parcel, being approximately 0.81 hectares (2 acres) of vacant land for residential building purposes. Zoning Amendment Application C14/2024 was submitted in conjunction with this application.
