Severance Consent Application B01/2024, proposes to create one (1) new parcel, being approximately 243 square metres (2615.6 sq ft) with one unit from an existing semi-detached residential building. Currently, the subject lands contain the full semi-detached dwelling house (two residential units). The severance application proposes to split into two individual lots along the common party wall of the semi-detached dwelling, resulting in separate ownership for each dwelling house. The retained portion, being approximately 243 square metres (2615.6 sq ft) will also contain one unit from the existing semi-detached residential dwelling. Zoning Amendment Application C01/2024 has been submitted in conjunction with this application.

Subsequent to Severance Consent Application B01/2024, the purpose and effect of the proposed Zoning By-law Amendment is to recognize the creation of one (1) new parcel, being approximately 243 square metres (2615.6 sq ft). The current zoning of the subject lands is the Residential 1 (R1) Zone. The proposed zoning for the severed and retained parcels of Severance Consent Application B01/2024 will be the Residential 1 Exception (R1-XX) Zone. The Exception Zone will recognize an existing reduced front yard setback of the front stoop of each unit as well as an explicit recognition of lot area permitted for each unit of the semi-detached structure.

The Public Hearing / Public Meeting is held in accordance with the requirements of the Planning Act.  The purpose of the meeting is for Council Members to formally hear and receive public and agency comments.  The intent of this statutory Public Hearing / Meeting is to receive public feedback and incorporate it into a recommendation report from Staff.  No decision will be made during this meeting.
