Severance Consent Application B02/2024, proposes to create one (1) new parcel, being approximately .81 hectares (2 acres) of vacant land for residential building purposes. Severance Consent Application B03/2024 proposes to create one (1) new parcel, being approximately 2.41 hectares (5.96 acres) contains the existing residential dwelling and outbuildings. The retained portion, being approximately 29.5 hectares (73.04 acres) of vacant land for residential building purposes. The development proposal includes requesting the establishment of a new Municipal road, utilizing the existing road base of the relocated County road.  The quoted frontages will be established on the constructed road. Zoning Amendment Application C02/2024 has been submitted in conjunction with these applications.

Subsequent to Severance Consent Applications B02/2024 and B03/2024, the purpose and effect of the proposed Zoning By-law Amendment is to recognize the creation of two (2) new parcels through Severance Consent Application B02/2024 being approximately .81 hectares (2 acres) vacant land; and Severance Consent Application B03/2024 being approximately 2.41 hectares (5.96 acres) with existing residential dwelling and outbuildings. The current zoning of the subject lands is the Rural Residential (RR) Zone, Rural (RU) Zone, Environmentally Sensitive (ES) Zone and Environmental Protection (EP) Zone. The proposed zoning for Severance Consent Applications B02/2024 and B03/2024 will be the Rural Residential (RR) Zone. The proposed zoning for the retained portion, being approximately 29.5 hectares (73.04 acres) vacant land, will remain the Rural (RU) Zone, Environmental Protection (EP) Zone and Environmentally Sensitive (ES) Zone. All Environmental Protection (EP) and Environmentally Sensitive (ES) zoning will remain in place. The development proposal includes requesting the establishment of a new Municipal road, utilizing the existing road base of the relocated County road.  The quoted frontages will be established on the constructed road.

The Public Hearing / Public Meeting is held in accordance with the requirements of the Planning Act.  The purpose of the meeting is for Council Members to formally hear and receive public and agency comments.  The intent of this statutory Public Hearing / Meeting is to receive public feedback and incorporate it into a recommendation report from Staff.  No decision will be made during this meeting.
