Description of the Proposals:
Severance Consent Application B13/2026 proposes a lot line adjustment / lot addition from the originating parcel known as 4 Percy Street, Roll # 14 35 229 020 12000 0000 to 29 Old Hastings Road, Roll # 14 35 229 020 92000 0000. Of the 1.42 acres (0.57 hectares) of the originating parcel, approximately 0.67 acres (0.27 hectares) will be severed and merge with the benefitting parcel. The benefitting parcel’s current size is approximately 0.88 acres (0.36 hectares) with an existing residential dwelling. The overall proposed parcel size for the benefitting parcel will be 1.55 acres (0.63 hectares), once the lot addition is completed.
The retained portion of the originating parcel, being approximately 0.84 acres (0.34 hectares), contains an existing residential dwelling, fronting on Percy Street.

Description of the Proposal:
Severance Consent Application B14/2026, proposes to create one (1) new parcel, being approximately 1.10 hectares (2.73 acres) of vacant land for residential building purposes.
The retained portion, being approximately 46.19 hectares (114.15 acres) contains an existing residential dwelling and outbuildings.
Zoning Amendment Application C08/2026 has been submitted in conjunction with this application.

Take Notice that the Council for the Municipality of Trent Hills has received a complete application to consider a proposed Zoning By-Law Amendment to amend the Municipality of Trent Hills Zoning By-law 2010-105, under Section 34 of The Planning Act, R.S.O. 1990, C. p. 13.
Subsequent to Severance Consent Application B14/2026, the purpose and effect of the proposed Zoning By-law Amendment is to recognize the creation of one (1) new parcel, being approximately 1.10 hectares (2.73 acres) of vacant land for residential building purposes. The current zoning of the subject lands is Rural (RU), Environmentally Protected (EP) and Environmentally Sensitive (ES), and contains a residential dwelling and outbuildings.
The proposed zoning for the severed lot being approximately 1.10 hectares (2.73 acres) of vacant land, will be rezoned to Rural Residential (RR). The proposed zoning for the retained portion, being approximately 46.19 hectares (114.15 acres) in size containing the existing residential dwelling and outbuildings, shall remain as the Rural (RU) Zone. All Environmentally Protected (EP) and Environmentally Sensitive (ES) Zoning will remain in place.
