- Severance Consent Application B11/2026, Notice of Public Hearing (Blackburn & Chennette)
Description of the Proposals:
Severance Consent Application B11/2026 proposes a lot line adjustment / lot addition from the originating parcel known as 240 Puffball Inn Road, Roll # 14 35 134 020 23860 0000 to 226 Puffball Inn Road, Roll #14 35 134 020 23865 0000. Approximately 0.40 acres (0.16 hectares) from the originating parcel will be severed and merge with the adjacent parcel to the west, described as 226 Puffball Inn Road. The benefitting parcel’s current size is approximately 1.03 acres (0.42 hectares) with an existing residential dwelling. The overall proposed parcel size for the benefitting parcel will be 1.43 acres (0.58 hectares), once the lot line adjustment / lot addition is completed.
The retained portion of the originating parcel, being approximately 2.10 acres (0.85 hectares), contains an existing residential dwelling, fronting on Puffball Inn Road.
- Minor Variance Application A04/2026, Notice of Public Hearing (Gubanov & Salmon)
Description of Proposal:
The purpose of Minor Variance Application A04/2026 is to seek relief from the Interior Side Yard Setback for a Shoreline Residential (SR) property, reducing the required distancing from 3 metres (9.84 feet) to 1.2 metres (3.93 feet) a reduction of 1.8 metres (5.9 feet). The subject parcel contains a cottage that is set for demolition. When removing the existing structure, in accordance with section 5.5 (e) of Zoning By-law 2010-105, following the demolition of a building “the reconstruction of a building or structure shall comply with the yard and setback requirements as well as all other provisions of this By-law”. Therefore, this application is to seek relief of the Shoreline Residential Interior Side Yard Setbacks along the western boundary in the amount of 1.8 metres (5.9 feet).

Description of Proposal:
Minor Variance Application A05/2026 seeks relief from the required Interior Side Yard Setback for a property zoned General Industrial (M1). The application proposes to reduce the setback from 15.0 metres (49.21 feet) to 5.6 metres (18.37 feet), representing a reduction of 9.4 metres (30.84 feet). The subject lands have been occupied by Campbellford Farm Supply for approximately 40 years. The requested variance is to facilitate the expansion of the existing operation through the construction of a new feed mill facility, which will encroach into the required M1 Interior Side Yard Setback.
