Notice of Public Meeting - April 7, 2026 (Post 2 of 2)

  1. Severance Consent Application B09/2026, Notice of Public Hearing (Rinsma)

    Description of the Proposal:

Severance Consent Application B09/2026, proposes to sever a portion of land that has merged in title. The proposed severed parcel, being approximately 0.98 hectares (2.42 acres) of vacant land will merge with the benefitting parcel containing a residential building and outbuildings that is approximately 0.69 hectares (1.72 acres) in size. Following the above, there will be the creation of an additional retained parcel in the approximate size of 1.28 hectares (3.18 acres) that is vacant land and will be eligible for a residential building permit.

  2. Severance Consent Application B10/2026, Notice of Public Hearing (Curle)

    Description of the Proposal:

Severance Consent Application B10/2026 proposes the creation of one (1) new parcel of land, approximately 19.72 hectares (48.73 acres) in size, currently consisting of vacant farmland. The proposed severed parcel is intended to accommodate the future development of the Campbellford Memorial Hospital site. Subsequent planning applications will be required to ensure the proposed parcel conforms with applicable municipal, county, and provincial policies and regulations. The current application represents the initial step in establishing the new lot through the severance consent process.

The retained parcel will consist of approximately 30.54 hectares (75.46 acres) of vacant farmland.

  3. Minor Variance Application A02/2026, Notice of Public Hearing (Proudfoot)

    Description of the Proposal:

The purpose of Minor Variance Application A02/2026 is to request relief from both the minimum required centreline setback from 17.5 metres to 14.5 metres and minimum front yard setbacks for an Agriculturally (A) zoned parcel from 15 metres to 3.9 metres in order to permit the construction of a proposed carport.

The subject property is currently developed with a single detached dwelling. The proposed carport is intended to be located on the west side of the existing dwelling, positioned between the residence and Glover Road. Both the existing dwelling and the proposed carport are situated above the road on an embankment, which may alleviate any potential impact of the reduced setback.

We intend to address the current zoning through a future Zoning By-law update by correcting the designation from Agricultural (A) to Rural Residential (RR), as the current zoning appears to be an omission from the amalgamation process.

  4. Minor Variance Application A03/2026, Notice of Public Hearing (Burton)

    Description of the Proposal:

The purpose of Minor Variance Application A03/2026 is to seek relief from the Interior Side Yard Setback for a Special Rural Residential (SRR) property, reducing the required distancing from 6 metres to 4.89 metres. The subject severed parcel is vacant land that is eligible for residential development with private servicing. The setback would apply to both the east and west interior side yard.

Land Acknowledgement

We recognize the traditional keepers of this land and, specifically our neighbours of the Alderville First Nation, with a formal territorial acknowledgement.

Welcome to the Gunshot Treaty Lands of 1788. It is on these lands and on the shores of the big lake, the Mississauga Anishinabeg met with the Crown to facilitate the opening of these lands for
settlement.

Let us be reminded of the responsibility we all have in making sure that we respect these lands and waters that give us life and sustain our livelihoods.
