1. Severance Consent Application B24/2025, Notice of Public Hearing (Sandra & Ron Kelly
Description of the Proposal:
Severance Consent Application B24/2025, proposes to create one (1) new parcel, being approximately 2.02 hectares (5 acres) of vacant land with a small outbuilding, intended for residential building purposes.
The retained portion, being approximately 1.22 hectares (3 acres) contains an existing residential dwelling.
Minor Variance Application A02/2025 has been submitted in conjunction with this application with regards to the reduced frontage available for the retained lot.
2. Minor Variance Application A02/2025, Notice of Public Hearing (Sandra & Ron Kelly)
Description of the Proposal:
The Minor Variance Application A02/2025 requests a reduction in the required road frontage for a Rural Residential (RR) parcel from 30 metres to 15.24 metres.
Description of the Proposal:
Severance Consent Application B01/2026, proposes to create two (2) separate parcels for residential development. The proposed severed parcel, being approximately 0.18 acres (724 metres square) of vacant land. The proposed retained parcel, being approximately 0.15 acres (590 metres square) of vacant land. Both the proposed severed parcel and retained parcel will be eligible for residential building permits, serviced by municipal water and private waste disposal system.
Minor Variance Application A01/2026 has been submitted in conjunction with this application with regards to the reduced frontage for the severed lot.
Description of the Proposal:
The purpose of Minor Variance Application A01/2026 is to seek relief from the minimum road frontage requirement for a Low Density Residential (R1) property, reducing the required frontage from 18 metres to 16.76 metres. The subject severed parcel is vacant land with the intention of residential development with partial municipal servicing, including municipal water and private waste disposal, and is identified as the “severed parcel” in Severance Consent Application B01/2026.
5. Severance Consent Application B02/2026, Notice of Public Hearing (OPG & Hydro)
Description of the Proposal:
Severance Consent Application B02/2026 proposes a lot line adjustment / lot addition involving lands owned by Hydro One Networks Inc. and Ontario Power Generation Inc. (OPG). The application seeks to sever approximately 0.33 acres of vacant land from the Hydro One Networks Inc. property and convey it to OPG. The lands to be severed are identified as Parts 3 and 4 on Plan 38R1953 and are currently used as an existing storage area for the OPG Campbellford Work Centre located immediately north at 8 Trent Drive. Following the severance, Parts 3 and 4 will merge with 8 Trent Drive.
The retained lands, comprising approximately 0.53 acres, will continue to be owned by Hydro One Networks Inc. and contain an existing Hydro One transformer station, which will maintain access from Industrial Drive.
6. Severance Consent Application B03/2026, Notice of Public Hearing (Jeff & Sandra Carswell)
Description of the Proposal:
Severance Consent Application B03/2026, proposes to create one (1) new parcel, being approximately 0.30 hectares (0.76 acres) of vacant land for residential building purposes.
The retained portion, being approximately 0.91 hectares (2.25 acres) contains an existing residential dwelling and shed.
