Description of the Proposal:
Severance Consent Application B23/2025, proposes to recreate two (2) separate parcels, which have merged in title. The proposed severed parcel, being approximately 2.18 hectares (5.39 acres) is vacant land (contains an outbuilding / shed). The proposed retained portion, being approximately 1.50 hectares (3.72 acres), contains an existing residential dwelling and outbuildings.
Zoning By-law Amendment Application C14/2025 has been submitted in conjunction with the Severance Consent Application.
- Zoning Amendment Application C14/2025, Notice of Public Meeting (Stapley)
Description of the Proposal:
Subsequent to Severance Consent Application B23/2025, the purpose and effect of the proposed Zoning By-law Amendment C14/2025 is to recognize the recreation of two (2) parcels that have merged in title. The proposed severed parcel, being approximately 2.18 hectares (5.39 acres) is vacant land (contains an outbuilding / shed). The proposed retained portion, being approximately 1.50 hectares (3.72 acres), contains an existing residential dwelling and outbuildings. The current zoning of the subject lands is the Agricultural (A), Rural (RU) and Low-Density Residential (R1) Zones.
The proposed zoning for the severed portion, being approximately 2.18 hectares (5.39 acres) of vacant land (contains an outbuilding / shed) will be entirely the Low-Density Residential (R1) Zone. The Low-Density Residential (R1) Zone is the correct zone to be eligible for a residential building permit.
The proposed zoning for the retained portion, being approximately 1.50 hectares (3.72 acres), containing the existing residential dwelling and outbuildings, will also be entirely the Low-Density Residential (R1) Zone, which is the correct zone for the subject property.
- Zoning Amendment Application C13/2025, Notice of Public Meeting (Skinner)
Description of the Proposal:
The purpose and effect of the proposed Zoning By-law Amendment is to change the zoning of the property from the Development (D) Zone to the Low Density Residential (R1) Zone. This change will allow the 0.80-hectare (1.97-acre) parcel of vacant land to be developed for site-specific residential purposes in accordance with current planning requirements.
At present, the property is zoned as Development (D), Environmental Protection (EP), and Environmentally Sensitive (ES). The proposed Zoning By-law Amendment will update the zoning to support appropriate residential development while maintaining compliance with applicable land use policies. All Environmental Protection (EP) and Environmentally Sensitive (ES) Zoning will remain in place.
The subject property is currently designated as part of the Residential Area and Urban Greenlands System within the Warkworth Urban Centre within the Trent Hills Official Plan. The Urban Greenlands System designation follows the watercourse / wetland feature on the subject property.
An Environmental Impact Study (EIS), prepared by Cambium Inc., Environmental Consulting and Engineering, was prepared and submitted with the Zoning Amendment Application.
- Zoning By-law Amendment C15/2025, Notice of Public Meeting (McDonald Homes)
Description of the Proposal:
The purpose and effect of the proposed Zoning By-law Amendment is to establish a Medium-Density Residential Holding (R2-H) Zone, for 3 Townhouse Blocks with a total of 14 residential units. The current zoning for the property is Development (D), which is intended to be rezoned to accommodate future uses.
The municipality is requesting the implementation of a Holding (H) provision as part of the proposed rezoning to ensure that no development occurs on the subject lands until all required supporting studies have been completed and reviewed to the satisfaction of the Municipality. This mechanism serves as a planning tool that allows Council to maintain control over the timing of development, ensuring that key technical matters including but not limited to environmental, servicing, transportation, or other site-specific concerns are adequately addressed before construction can begin.
Once all necessary studies have been submitted, evaluated, and deemed satisfactory by municipal staff and Council, a by-law may be passed to lift the Holding provision. At that point, the development would be permitted to proceed in accordance with the approved zoning regulations.
A concept plan of the proposed development has been provided. The proponents will be coming forward in the future with a Plan of Condominium to create the townhouse blocks. The units will be accessed by an internal condominium road that will be maintained by the condo corporation.
- The Municipality of Trent Hills Proposed Building & By-law Updated Fees and Charges for 2026
Description of the Proposal:
The Corporation of the Municipality of Trent Hills is proposing a By-law to establish updated fees and charges related to Building and By-law Services, and to repeal By-law Nos. 2023-163 and 2024-064.
Under Section 7(1) of the Building Code Act, 1992, S.O. 1992, c. 23, as amended, municipal councils are authorized to pass by-laws that:
- Require the payment of fees for permit applications and issuance;
- Establish fees for maintenance inspections;
- Set the amounts of such fees; and
- Provide for refunds under specified circumstances.
The proposed Building and By-law Fees and Charges for 2026 are provided in the attached for public review and comment.
